EDUCATIONAL CONDITIONAL ACCEPTANCE AND QUIET TITLE TEMPLATE (PUBLIC VERSION)

Paragraph 2

Property: 7200 W. Picture Rocks Rd., Tucson, AZ 85743
Court: Arizona Superior Court — County of Pima

Prepared by: Chris Magis Nero©, Private Attorney General, Postmaster, Secured Party, Beneficiary of the CHRISTOPHER KARLS SISNEROS TRUST

Paragraph 3

NOTICE OF CONDITIONAL ACCEPTANCE FOR EDUCATIONAL PURPOSES

Paragraph 4

Chris Magis Nero© hereby conditionally accepts any and all presentments, claims, or instruments purporting to establish a lien, writ, or debt against the above-referenced property, upon verified proof of claim that:

1. The claimant possesses the original wet-ink promissory note and full chain of title.
2. The note was lawfully transferred within 90 days under Internal Revenue Code §860D–G (REMI C compliance).
3. The alleged lender or assignee provided equal consideration in substance and in form.
4. The property is not subject to prior discharge or federal trust protection under the Treaty of Guadalupe Hidalgo and 12 U.S.C. §95(a)–(b).

Absent verified proof within ten (10) days, this conditional acceptance becomes a Notice of Dishonor and Estoppel by Silence for educational demonstration.

Paragraph 5

CLAUSE OF GOOD-FAITH AND HONOR

Paragraph 6

This Conditional Acceptance is made in good faith, for educational demonstration, and in the spirit of peaceful resolution. All parties are encouraged to act with integrity, fairness, and full disclosure under the laws of equity and public trust. This document is not intended to create controversy but to illustrate lawful processes and encourage transparency.

Paragraph 7

JURISDICTION AND VENUE

Paragraph 8

Because the nature and cause of these proceedings involve matters surrounding the property known as 7200 W. Picture Rocks Rd., Tucson, AZ 85743, this Court serves as the appropriate venue for educational demonstration. This document illustrates lawful process and is not a live controversy.

Paragraph 9

EDUCATIONAL ANALYSIS AND REVIEW

Paragraph 10

This educational template demonstrates how a secured party creditor may request validation of a debt or lien claim without controversy, using conditional acceptance and demand for verified evidence. It mirrors the format of a quiet title complaint under A.R.S. §12‑1101 et seq., but reformats the approach as an educational and non‑adversarial conditional acceptance.

Paragraph 11

SECURITIZATION AND ASSIGNMENT REVIEW

Paragraph 12

Upon educational examination, it is often observed that mortgage loans are securitized and pooled into asset‑backed trusts without the borrower’s full knowledge or consent. This can break the chain of title when assignments occur beyond the permissible REMIC window. The conditional acceptance process requires the claimant to prove lawful assignment and original possession of the note.

Paragraph 13

FRAUDULENT CONVEYANCE AND CHAIN OF TITLE BREAKS

Paragraph 14

If assignments are robo‑signed, unrecorded, or made after securitization cutoff dates, they can constitute fraudulent conveyance. This document provides an educational model for identifying such defects and requesting correction without confrontation.

Paragraph 15

APPLICATION OF ARIZONA STATUTES

Paragraph 16

Under A.R.S. §12‑1101 et seq., a quiet title action can be brought to determine adverse claims. This educational example shows how to pair that framework with a conditional acceptance to uphold rights peacefully and prevent retaliation, maintaining non‑adversarial status.

Paragraph 17

CONCLUSION AND DEMONSTRATION OF REMEDY

Paragraph 18

Through this conditional acceptance and educational quiet title format, the secured party demonstrates lawful inquiry, remedy, and correction. This template may be adapted for educational workshops or private administrative training on peaceful debt validation.

Paragraph 19

VERIFICATION

Paragraph 20

I, Chris Magis Nero©, declare under penalty of perjury that this educational demonstration accurately reflects lawful process examples derived from public record and prior case materials.

Executed on this October 28, 2025.
